Do I need to own property before starting a design?
Not necessarily, but it is highly recommended. Designing with a specific property in mind allows the home to be tailored to the land's topography, views, access points, setbacks, and other site conditions. While conceptual planning can begin before purchasing property, having a site selected typically leads to a more efficient design process and a better final result.

How much does a custom home design cost?

Every project is different, so design fees vary depending on the size, complexity, and scope of work. After an initial conversation about your goals, I can provide a project-specific proposal outlining services and fees.

How long does the design process take?
​
The timeline varies based on project size, complexity, and the speed of client feedback. Smaller projects may move through design relatively quickly, while larger custom homes and extensive renovations often require additional time for planning, revisions, and coordination.

Design Process:

Can I make changes to the design during the process?
Absolutely. In fact, changes are encouraged during the concept and schematic design phases. It's far more cost-effective to make adjustments on paper than during construction.
Once a concept has been approved and construction drawings are underway, major revisions may require additional time and fees depending on how extensively the changes affect completed work.
What is included in a typical set of construction drawings?
Construction drawings generally include floor plans, exterior elevations, building sections, foundation information, roof plans, and other details needed for permitting and construction. The exact contents depend on the project type and local requirements.
Will I see 3D views or renderings of my project?
Yes. Non-rendered 3D exterior views are provided throughout the design process to help you visualize the home and understand how the design is developing. Additional interior 3D views can also be provided when needed.
True photo-realistic renderings require significantly more time and detail to produce. As a thank-you for choosing Ivy Architectural LLC, I provide one complimentary exterior rendering with every project. Additional exterior or interior renderings can be added upon request, and any associated costs will be discussed and approved before work begins.
Custom Homes:
Can you design a home from a sketch or ideas I already have?
Yes. Many homeowners come with sketches, inspiration photos, Pinterest boards, or simply a list of ideas. Those concepts can serve as the starting point for developing a design tailored to your property, lifestyle, and goals.
Can you help me design a home that fits a challenging property?
Yes. Sloped sites, mountain lots, lakefront properties, and irregularly shaped parcels often benefit the most from custom design. A thoughtful approach can maximize views, functionality, and site potential while working within property constraints.
Do you offer stock plans?
Yes. Ready-to-Go Plans are available for homeowners who want a professionally designed starting point. Plans can often be adapted to suit specific needs and property conditions.
Additions & Renovations:
Is renovating my home better than moving?
Every situation is unique, but many homeowners choose to renovate because they love their location, neighborhood, or property. A well-planned renovation can improve functionality and enjoyment while avoiding the costs and stress associated with moving.
Can you design additions that look like they were always part of the home?
That's always the goal. Thoughtful additions should complement the existing architecture and feel like a natural extension of the home rather than an afterthought.
Can you help reconfigure existing spaces without adding square footage?

Absolutely. Many renovation projects focus on improving layout, flow, storage, and functionality within the existing footprint.
Detached Structures:
What types of detached structures do you design?
Projects may include detached garages, workshops, guest houses, home offices, hobby buildings, storage buildings, pool houses, and similar structures.
Can a detached structure include living space?
Often, yes. Depending on local zoning and building regulations, detached structures can sometimes include guest accommodations, home offices, in-law suites, or recreational space.
Can detached structures match my existing home?

Yes. Many homeowners prefer detached structures that complement the architectural style, materials, and character of the primary residence.
Outdoor Living:
What outdoor living spaces can you design?
Outdoor projects may include covered porches, screened porches, outdoor kitchens, fireplaces, fire pits, patios, decks, pavilions, and integrated entertaining areas.
Can outdoor living spaces be designed for year-round use?
Yes. Features such as fireplaces, covered gathering areas, outdoor kitchens, and thoughtful orientation can help extend the usability of outdoor spaces throughout much of the year.
Can outdoor spaces be included in a custom home project?
Absolutely. Outdoor living is often most successful when planned alongside the home itself, creating a seamless connection between indoor and outdoor spaces.
Service Area:
Do you only work in North Georgia?
North Georgia is my primary service area, but I have also completed projects in Metro Atlanta, South Carolina, and North Carolina. Projects outside the immediate area are considered on a case-by-case basis.
Can you work on projects in other states?
Potentially, yes. Out-of-state projects often require coordination with locally licensed professionals and must comply with the regulations of the project location. Each project is evaluated individually.
Can we work together remotely?
Yes. Many aspects of the design process can be completed remotely, making it possible to work with homeowners throughout Georgia and, in some cases, neighboring states.
For projects that are too far for practical travel, site measurements and property information can often be provided by surveyors, contractors, or other qualified professionals. Plans, drawings, and revisions can be reviewed digitally throughout the project.
That said, phone or video conversations are an important part of my design process, especially during the early stages. Designing a home, renovation, or other project involves discussing goals, priorities, budgets, site conditions, and countless details that are difficult to communicate through email alone. Direct conversations help ensure everyone is on the same page and allow me to provide the best possible guidance for your project.
Once the design is underway and the project direction is established, email communication is often sufficient for reviewing drawings, discussing revisions, and moving the project through completion.
Construction & Builders:

Do I need a builder before starting a design?
​
Not necessarily. Some homeowners already have a builder selected, while others choose a builder after the design is complete. Either approach can work successfully.

Can you work with my builder?
​
Absolutely. Collaboration between the homeowner, designer, and builder is one of the best ways to achieve a successful project.

Do you provide construction services?
​
No. Ivy Architectural LLC provides residential design services and construction drawings. Construction is performed by the homeowner's selected builder or contractor.
